London’s Best Property Developments: The Knightsbridge, London

The Knightsbridge is an exclusive development located in Knightsbridge in-between Hyde Park and Harrods. The goal of Sammy Lee, the developer behind The Knightsbridge, was to create private residences that enjoy the same level of service and facilities that rivalled any 5-star hotel. At the build time in 2004, such developments were not available in Prime Central London and still remain fairly scarce in the capital.

The building spans 1.7 acres and hosts 201 residences that are all set around a private Feng Shui garden. The Knightsbridge is set apart from other residential complex due to its finer details that includes amenities such as a health club featuring an indoor swimming pool. The development has been finished with the highest quality external and internal materials. Hand-set Portland limestone has been used on the ground to the first floor level on 18 elevations of the building, which sits above flame textured Chinese granite and polished Zimbabwe black plinth.

The landscaping finishes compliments the luxurious materials used on the exterior and interior of The Knightsbridge. The landscaping includes York Stone paving and five bespoke water features made From Hernholz and Impala granite. Between the wings of the main building, a formal garden has been carefully laid out; its hard and soft landscaping and clipped trees continue to pay homage to the traditional London Square. The swimming pool, changing and spa treatment rooms are lined with a beautifully veined Elterwater slate, while perimeter walls are clad in soft white Turkish limestone and glass tiles. The Knightsbridge development exudes timeless luxury and is set apart from the competition through its unparalleled focus on the details that make this one of the premier developments in Knightsbridge.

The Facts

The Knightsbridge comprises of 201 properties in total. The challenge of this project was to create a multi-storey building without diminishing the scale of neighbouring homes. The developers Sammy Lee, and the architects Squire & Partners, have managed to mould the design to emulate the current surrounds in order to reduce the visual impact. There efforts created an immaculate building that brings a modern flare to the classic Knightsbridge area.

The apartments are leasehold of approximately 1,000 years plus a share in the management company that owns the freehold. The Knightsbridge started construction in 2002 and was completed in 2005. At the time of completion, the construction value of the project was £128 million. The Knightsbridge was awarded the ‘Residential Development of the Year 2006’ award at the Property Awards.

Price per square foot:

The 12 storey residential building received impressive figures when they first came on the market in the early 2000s. Flats on all floors commanded a high price per square foot. For example, in 2004, a 7th floor 4-bedroom flat sold for approximately £1,500 per square foot.

Today, prices in the Knightsbridge have far surpassed the original sales figures in the early 2000s. In the past year, ground floor flats, have commanded £3,000 per square foot. Higher floors, including an 8th floor flat, have achieved a prices of £5,260 per square foot. Higher per square foot prices have only been achieved at One Hyde Park.
